CITY OF LA MIRADA HOUSING PROGRAMS
The Community Development Commission of the County of Los Angeles wants you to have a voice on how they invest funds for housing and community development projects. The City of La Mirada and the La Mirada Redevelopment Agency provide home improvement assistance to eligible low- to moderate-income homeowners to correct violations and improve deteriorating conditions in their homes.
§ Emergency Grant: up to $5,000 for specific emergency repairs to address immediate health and safety risks. Repayment is required if certain conditions are triggered within one year of funding date.
§ Low-Interest Loan: up to $30,000 at 3% simple annual interest. Loan is secured by a deed of trust and is repaid upon the sale or transfer of the property.
Foster Park Home Improvement Programs
§ Emergency Grant: up to $5,000 for specific emergency repairs to address immediate health and safety risks. Repayment is required if certain conditions are triggered within one year of funding date.

§ Regular Grant: up to $15,000. Repayment is required if certain conditions are triggered within five years of funding date.
§ Curbside Appeal Rebate: up to $500 for curb appeal improvement and/or correction of code violations. This program is available with no income restrictions.

HOMEOWNERSHIP ASSISTANCE
Affordable Home Ownership Program (AHOP) - Funded by the La Mirada Redevelopment Agency, AHOP provides a below market purchase price on certain 1 & 2-bedroom condominiums to moderate-income first-time homebuyers. The program is not currently accepting applications.
Down Payment Assitance Program (DPAP) - Provides assistance to moderate-income, first time homebuyers with the purchase of a home in La Mirada. The maximum loan amount is 10% of the purchase price may be used for closing cost and down payment assistance. The loan and 3% interest are due upon the sale or transfer of the home, however no monthly payment is required. Currently, this program is inactive and contingent on funding availability.
Purchase, Rehabilitation and Resale (PRR) Program - Provides affordable home ownership opportunities by selling rehabilitated homes to moderate-income, first-time homebuyers at an affordable housing cost by securing a grant as a second trust deed. When a property is available, participants will be offered, by lottery priority, the opportunity to purchase the property. Currently, there are no properties available for purchase and applications are not being accepted.
The County of Los Angeles’ Mortgage Credit Certificate Program (MCC) offers first-time home buyers a federal income tax credit. The credit reduces the amount of federal taxes the certificate holder would pay. It can assist the first-time home buyer to qualify for a loan by allowing a lender to reduce the housing expense ratio by the amount of the tax. The County of Los Angeles’ Home Ownership Program (HOP) provides assistance to low-income, first-time home buyers in purchasing a home. The HOP provides loans of up to 25% of the initial purchase price. In designated areas additional down payment and closing cost assistance may be provided. The loans are shared equity loans with no monthly payments. The Southern California Home Financing Authority Revenue Bond Program (SCHFA) is a joint powers authority providing mortgage loans for low-and moderate-income first-time home buyers. The program offers below market fixed rate mortgages at reduced fees. The City does not offer rental assistance programs, such as Section 8 or rental sharing service.
The City provides assistance in
completing forms for the State’s Homeowners and Renters Assistance Claim every
year from July to August. For more
